SHERWIN-WILLIAMS PAINT ADDED FOR ANOTHER OPTION TO HOMEOWNERs
The Architectual Committee worked with Sherwin-Williams to provide new and updated color pallets to their company line of paints. Homeowners now have 2 options to select pre-approved colors from either Dunn Edwards or Sherwin-Williams. Go to the OWNERS tab on this website to access the link to either paint company.
NEW VOTING RULES BY ACCLAMATION APPROVED SEPT 28, 2023
The Board of Directors adopted new CA state approved election rules by acclamation to potentially save our HOA money in the future. Each year in November we call for volunteers to participate in elections for 2 board positions. If we don't receive more than 2 candidates we do not need to mail out election ballots, nor bring in outside inspectors to count the results. The board will approve the candidates and assign their board position. If we get 3 or more candidates election ballots will be mailed to all homeowners in April which will be followed by our normal ballot counting procedures in May.
NEW RULES & REGULATIONS AS OF NOVEMBER 17, 2022
The Board of Directors adopted new rules regarding the use of political and/or noncommercial signs, posters, banners, and/or flags within the community (“Rules”). See the Owners page to download the updated Rules and Regulations document.

NEW LOCKING MAILBOXES APPROVED
With the increase in mail theft in our neighborhoods the board has approved new locking mailboxes that do not need a HOA architectural request to be installed. Look under the OWNERS tab at the Mailbox Replacement document for details.
TREE REPLACEMENT PROJECT:
Myoporum trees planted in 1989 by Lusk Builders have become victims of the thrip parasite which is infesting these trees across the state. Over the past six years we have tried treatments, but some have begun rotting and falling over. Your board of directors has approved a 5 year plan to replace the Myoporum trees with hardier, colorful alternatives for better aesthetics and to reduce annual maintenance costs.
1) Fall of 2020 - COMPLETED
a. Plant 60-70 fast tall growing shrubs (cape honeysuckle [orange flowers] and Tacoma stans [yellow flowers])
b. Thin the limbs of some Myoporums to provide good sunlight where needed for the new plantings
2) 2021 thru 2025 - IN PROCESS
a. Monitor the growth of new plantings and begin shaping them into privacy height hedges
b. Allow other shrubs already on the banks (plumbago and xylosma) to grow taller and trim them with the new plantings in attempt to make a replacement privacy hedge
3) Fall of 2025
a. Begin removal of Myoporum trees
RUSTING FENCES:
Some back yard fences in our community have become rusted or decayed and are in need of repair. It is the homeowners responsibility to keep their fences secure and in good appearance. The ARC and BOD will be walking the community in 2020 to identify any properties that have failing or unsightly fences. Letters will be mailed out from Walters Mgmt to homeowners with a fence in need of repair. Please take this time to repair or replace your fences if needed, before receiving a violation letter. Thank you.
FRONT DOOR PAINT COLORS:
The Association has pre-approved a slate of paint colors for the front doors of Monteloma homes. Colors that are not on the list must be submitted for approval to the Architectural Committee. Colors that are close to those shown may recieve approval, but the Association will not allow any overly bright or "fluorescent" colors deemed contradictory to the style of our homes.
